I found this hidden gem three years ago when looking to leave my lifelong home of L.A. to be near my parents in Saint George. Had I known ten years earlier that there was a place 20 minutes from town that was TEN DEGREES COOLER in the summer, lushly green with pinion trees and diverse plant life, and so spacious and quiet I hear only a distant whinny of a horse and crow of a rooster, I would have been here in a heartbeat.

One to three acre lots, Pinion Hills Estates being the non-horse property homes with positive restrictions to protect the spectacular views (no mc-mansions looming next door), minimum lot size of 40,000 ft which means adjacent homes all but disappear behind the trees. Mild summers (a few days will touch 100 degrees, but nights cool down) and winters, crystal clear air, natural boundaries with 10,000 ft Pine Valley Mountain to the east, and a spetacular climbing wall of rock to the west (Prophesy Wall and The Maze near upper Sand Cove Reservoir). Major medical is 25 minutes away, professional fire and rescue is three minutes away right off the highway.

Demographics reflect a few families with children, but almost entirely retired couples, financial stable who have chosen this place to build a custom home in a community of around 1,000 homes.

We have a modest community center with fitness classes and available for meetings and events, community garden, winery, a small grocery is coming soon (basically a mini-Harmon's) and the best neighbors I've ever known as people wave or stop to chat on morning walks. Amazing place.
